Maintenance Supervisor

The incumbent serves as the direct supervisor of the Maintenance & Repair Section of Facility Management Service (FMS). The role as Supervisor includes the planning of work assignments of a diverse organizational group within Facility Management. The incumbent organizes and plans work assignments and supervises complex projects. Duties include, but are not limited to:
Responsible for the planning of work assignments on a Daily, Weekly, Monthly and Quarterly basis. Coordinate work schedules to meet the requirements of a technically diverse Medical Center. Redirect staff to meet the priorities that arise from patient and staff requirements. Coordinates with other Supervisors within the FMS and other groups occur on an on-going basis. Addresses priorities and defines best work practices and schedules to meet the need to maintain the facility in accordance with codes and standards. Planning occurs on a quarterly and/or yearly basis to assure that resources are available to complete the anticipated tasks needed to maintain the facility. Coordinates with other FMS sections to assure that complex project development will meet the needs of the facility. Provides higher level supervisors and management on long-rang budget requirements. Knowledgeable on the requirements of the Structural/Mechanical areas of the facility recommending solutions to technical engineering questions. Coordinates with other FMS supervisor's resources, staff and assignments to provide an efficient effective work environment. Reviews and analyzes work effectiveness and adjusts staff and resources assure positive out-comes. Develops work standards and reviews completed tasks to assure standards are met. Responsible for establishing and administrating the leave for the technicians under their supervision. Develops and reviews performance standards. Reviews personnel actions and performance appraisals and acts on performance problems identified. Acts as a resource to management at meetings and labor relations discussions. Maintains records of training and competency. Provide technical assistance to the Project Engineering staff, doctors, nurses, and miscellaneous clinical staff and technicians on the various problems and solutions regarding the design, construction and operation of the utility systems. Responsible for scheduling and coordinating construction activities, utility system interruptions and moving of staff associated with assigned construction projects. Act as Contracting Officer Technical Representative (COTR) authority on construction projects. Perform other administrative duties as assigned. Promotion Potential:
The selectee may be promoted to the full performance level without further competition when all regulatory, qualification, and performance requirements are met. Selection at a lower grade level does not guarantee promotion to the full performance level. Work Schedule:

Physical Requirements:
The position requires occasional lifting and carrying of items up to 50 pounds in weight and operate electric and pneumatic tools, set up and operate hoists, pulleys and other items to accomplish the work. The incumbent will climb, crawl, stoop, bend, and stretch, while performing tasks associated with this position. The incumbent must be able to be respirator qualified. Working Conditions:
The incumbent is required to work inside and outside in adverse conditions if necessary. The incumbent is subject to falls, bruises, burns, cuts, broken bones, working in damp, drafty places or hot and dusty places, stooping, bending, stretching, working on ladders, scaffolds, on roofs and in cramped and confining spaces. Uncomfortable protective clothing may occasionally be worn and occasionally be exposed to large amounts of escaping gases when making emergency repairs.
